It is only at the AGM that ALL OWNERS have the chance to Vote on items that require money being spent on our behalf. This is the only opportunity ALL Owners have to discuss and Vote how we spend the Community fees that we pay each month. The following suggestions were put forward at Coffee Mornings held each month by the Residents and Owners present at the time. 1. Pool Guard : Costs paid by all Owners or only the Owners who rent out their property ? Employing a pool guard company is a very simple way to protect our pool area from misuse and abuse. At present we employ a pool guard for 2 months, July & August. Several Owners would prefer to employ a pool guard for 3 or 4 months, although some Owners object to paying the cost of a pool guard at all. Their agument is that they do not need one as they abide by the urbanisation rules or do not stay during July and August whilst it is busy with holiday makers- they have a very valid point - Why pay for something they don’t need. But, if they do stay during these months do they intend to protect our pool area instead to save us money? Are they willing to be abused by the foul language used by some Owners and their Guests who misuse the pool area and the urbanisation? Will these same Owners deal with people who leave litter behind, use inflatables etc ie lilos, rowing boats, float boards and tyre rings? Will they tell people that all ball games including bat and ball is not allowed anywhere on the urbanisation? Will they also tell parents that allow their children to use the pools with no clothes on and those that allow their children to throw stones into the pools resulting in pool users cutting their feet, hurting themselves badly. No of course not, but all these abuses take place each and every day, several times a day during the busy season, June to September. So, who would really want to take on the role of protecting our interests on our urbanisation when it is so much simpler to pay a company to deal with all of these problems on our behalf, 4 months from June to September or 3 months mid June to Mid September - money well spent. All Owners can then sit back and relax by the pools in the knowledge that they are paying someone to look after the area - infact one could say the pool guard is a sort of nanny, keeping an eye on our guests and children enjoying themselves in the 2 pools - we are so lucky - we have 2 pools - agree?? The residents who live on the urbanisation do not need a pool guard, they respect and share the responsibilities of the urbanisation all year round. The Owners who come and go including the Owners that let out their properties must have realised by now that they all have a duty to share their responsibilities as an Owner of our community, the residents are not the minders of the urbanisation, we are a community of owners - Montilla IV. The owners who object suggest that the Owners who rent out their properties pay the cost of the pool guard as they are reaping the benefit of earning money, some owners even have said that the investors are making the lives a misery for the owners who do not need a pool guard - again a very valid point - Should this be raised and voted on at the AGM ? Your views please ?
2. Landscaping the pools area. Several Owners have suggested that the building of 2 Pergolas with seating and a table under the pergolas each end of the pools would create a pleasant area by the pools. There would be less grassy space for abusers to misuse - less space for ball games etc. 3. Ornamental Gates - building of pillars with a mock roof over the front and side vehicle and access gates to the urbanisation. 4. Hedging plants on the perimeter fencing by the apartment blocks to create privacy and be pleasant to look at from both sides of the fence. 5. Maintenance of urbanisation be carried out by Owners themselves to save money.
