Should any Owner require assistance with a legal problem relating to the urbanisation, please put it in writing and hand to any of the above committee members. All other problems should be dealt with independently or ask a Committee member for advice. Remember to keep a copy for your own records.
A number of new Owners have joined our community this past year, welcome to you all. Since 2003, existing and past owners have learnt how a Community is managed in Spain with the support of our President and Committee Members. Are we now confident to ‘Self Manage’ our urbanisation? We hope so! All Owners, it is our duty to be responsible for our urbanisation in order to enjoy our Spanish property, our investment in Spain. To respect each other and our urbanisation. Last September it was suggested that regular social get togethers for all Montilla IV residents, both Owners and Tenants alike be organised, sadly only 2 actually happened, we need your support, so if you are interested in joining a Social Group for Montilla IV Owners and really get actively involved in self managing our urbanisation, let us know by email to montillaIV@hotmail.com. Newsletter for Community of Owners of Montilla IV. 17 October 2006 A coffee Morning was held at No 433 on Friday 13th October 2006. The first of many Social Gathering of Owners of Montilla IV. The idea of the Coffee Morning was for the Residents and Owners to get together and form a Social Group. Topics and ideas were discussed by those who attended and everyone felt that the event was beneficial and rewarding. Should you have any topics or suggestions you wish raised at the next Committee Meeting, please put in writing and place in No 433 mail box by the electric gate. Thank you. The discussion opened by referring to comments regarding Shared Responsibilities of the Urbanisation. An Owner recently was concerned that rules are being disregarded. Rubbish being thrown on the grass area between the pools. Children allowed to throw stones in the pools and some children not having swim wear on at all. People have complained when they have cut themselves on stones. The use of inflatables, Tyre Rings & Float Boards was also discussed. These are strictly prohibited. Only five rules on the Notice Boards by the Pools are actually Spanish law for Health & Safety precautions. They are as follows: 1. STRICTLY NO INFLATABLES OR FLOAT BOARDS & TYRE RINGS 2. STRICTLY NO BALL GAMES IN POOLS OR ANYWHERE ON URBANISATION 3. STRICTLY NO GLASS WARE, CHINA MUGS OR BREAKABLES AROUND POOL AREA. 4. STRICTLY NO CHILDREN TO BE LEFT UNATTENDED – AT ALL TIMES 5. STRICTLY NO DOGS AROUND POOL AREA. The remaining Rules and Regulations, the Community of Owners agreed them on 1st August 2003 and are registered with the Town Hall. They are Legal and as such anyone breaching these rules commits an offence. All Owners should have a list of the Owners who attended and created these rules in the Minutes of the AGM held on 1st August 2003. These rules apply all year not only at peak season. The pool guard is employed by all Owners to keep control of the pool area in peak season only. It is the duty of ALL Owners to share the responsibility all the year round. FOOTBALL & BALL GAMES BEING PLAYED WAS DISCUSSED. BALL GAMES ARE STRICTLY PROHIBITED ON MONTILLA IV URBANISATON AT ALL TIMES Owners of properties on Calle Niagra have communicated with the Town Hall regarding the rubbish and cleanliness of roads and pavements. The Town Hall is responding. Nikki our President will ask Javier our Administrator to contact the Town Hall and the Committee of the Commercial Centre regarding the rubbish tip opposite Montilla IV, it is a disgrace – it needs clearing away immediately. Cleaning of the Urbanization was discussed. Litter is being allowed to gather by the pool area, please ensure all rubbish is taken home. Anyone smoking by the pools, use an unbreakable ashtray and take it home to empty. Leaflets and litter is being left to gather on urbanization. Please keep our urbanization clean. Pick up any litter. Thank you. Credit was given to people (mainly Residents) who do clean in and outside the urbanisation. Villamartin are aware of the problem with their pool, which has occurred previously and are going to drain it and replace the missing tiles. The cost of repairing Montilla IV pool will be born by the Owners. Enquiries to be made regarding the depth of this pool. Handrails are needed to assist entry and exit of the Villamartin pool The vehicular entrance in Calle Niagra will be secured by use of the original key when the mechanism is replaced. KEEP THE GATE SHUT AT ALL TIMES – FOR YOUR SECURITY. DO NOT USE A ZAPPA TO WALK THROUGH THE ELECTRIC GATE. IT IS FOR VEHICLES ONLY. USE YOUR PEDESTRIAN GATE KEY - YOU OWNERS PAY THE REPAIRS EACH TIME THE ELECTRIC GATE BREAKS DOWN. The rubbish bins outside the shopping area have been relocated. The area adjacent to SuperCor was described as disgusting and attempts will be made to contact the Administrator dealing with this land to investigate the situation. In Torrevieja the refuse is disposed of in underground bins. The possibility of this for Flamenca Beach was suggested A new Political Party has been formed called C.L.A.R.O, to represent all European Residents of Orihuala Costa. Approximately 25,000 Residents live here permanently. We pay our taxes and are not being provided the services we need by the Town Hall of Orihuela Costa. C.L.A.R.O. are holding Workshops and Social groups every Friday morning at the Asturias Restaurant at 11.30am (next to the Go Karts.) To register your right to vote, you need to be registered on the Padron. The eligibility regarding the Padron indicates that people have to be in Spain for three months or more in order to register. You still need the services provided by the Town Hall whilst you are here in Spain. On November 8th a Public Meeting was held at The Asturias Restaurant at 11 am. The security of Flamenca Beach Commercial Centre necessitates two Security Guards, it was hoped this would be the case in the near future. Hopefully this measure will eradicate the removal of bottles and glasses from the centre. Apparently Owners of Commercial properties at Cabo Roig pay extra fees for the presence of toldos. These monies go towards the cost of their security. It was thought an incentive scheme to improve the appearance of Flamenca Beach Commercial Centre would be a good idea with publicity being arranged for Events at the Centre, but only if it is cleaned up. It was indicated that the excess noise at the Commercial Centre was from establishments on the ground and top levels. Any Owner who is disturbed by excess noise levels or any other complaint, please put in writing and address it to, The President of Centro Comercial Flamenca Beach and put in No 433 post box. We will ensure he gets it. Thank you. A copy of the Rules & Regulations for the Commercial Centre will be available to interested parties shortly. There is a need for a Neighbourhood Watch Co-Ordinator for Montilla IV – Anyone interested, please contact Nikki at Elite Offices or Norah Bond No 433. Mob. 659 245 552 Contact has been made with Bar and Restaurant Owners to make them aware of the feelings of urbanization owners. Consideration was given in relation to the urbanization and the Commercial Centre Committees meeting up. The subject of access to the Commercial Centre for Disabled people was discussed. A suggestion was made regarding the positioning of wrought iron arches above vehicular entrances to improve the appearance of the Urbanization. Allowances to be made regarding the height and width for large vehicles such as Furniture vans and Fire engines. It was thought that regular Social Gatherings would be beneficial to maintain contact within the Urbanization. Social Evenings and Coffee Mornings will be held once a month.
